HomeMy WebLinkAboutAd Hoc Business Park Planning Committee - Minutes - 10/7/2016Minutes of the Bayfield County Ad Hoc Business Park Planning Committee Meeting 1:00pm, October 7, 2016 Business Park, Ashland, WI Members Participating: Scottie Sandstrom, Mark Abeles-Allison Bayfield County, Leo Carlson, Cody Bohl. Members Excused: Mike Bebeau, Brett Rondeau Others Attending: Sandstrom called the meeting to order, 1:04pm PUBLIC COMMENT: None Minutes of September 7, 2016: Postpone action on Sept. 7 minutes until next meeting. Cedar Corporation Presentation. Seth Hudson, Cedar Corporation, presented the Final Strategic Plan. Discussion continued on access road push back from US 2. The idea of a Park and Ride was also raised. Final maps and cost estimates are included on page 10. The next step is the design of the road. The Committee discussed flexibility with lot sizes and the general rule to sell only what a business needs but to give a First Right of Refusal on additional land if needed. The Committee reviewed the marketing document as well. The price per parcel was discussed setting the acre price based on actual cost and improvements. Suggestion is to calculate cost of land, then add value of amenities, utilities, roads, etc. I.E: Land Estimated Value = $5000, but this can be written down to $2000 if warranted based on investment and job creation. Bebeau made the motion to move this to the Bayfield County Exec Committee for review and approval, second by Leo. Motion carried, (5-0). Discussion of other business options at the Business Park. • Park and ride • Spring breakup / staging area for loggers. • APEX will be solicited for additional ideas • Question about whether the site would be good for a trail group like Runamuk Rides • WISDOT: T Grant / for new business, a credit of $5000 per job is available. Next meeting date: November 2. KV Tech will make a presentation. Land Price Per Acre After discussion about value of land purchased from the Ashland County and investments on the site the committee arrived at the figure of $3500 per acre to be included in the marketing document. Motion Carlson, Bohl, to set the price for land @$3500 based on jobs and investment. Motion Carried (5-0). Meeting Adjourned: 2:30pm.
