HomeMy WebLinkAboutAd Hoc Business Park Planning Committee - Minutes - 5/17/2017 Minutes of the Bayfield County Ad Hoc Business Park Planning Committee Meeting 1:30pm, Wednesday, May 17, 2017 Business Park, Ashland, WI Members Participating: Scottie Sandstrom, Mark Abeles-Allison, Brett Rondeau, Cody Bohl, Mike Bebeau Members Excused: Leo Carlson Others Attending: Tony Johanik, Town of Eileen, Bill Johnson, Bayfield Electric. Sandstrom called the meeting to order at 1:30pm PUBLIC COMMENT: None Minutes of April 5, 2017: Motion Rondeau, Bohl to approve minutes of the April meeting. Motion carried. Item 4: Abeles-Allison reviewed status of business park road contract. C&S was awarded the contract for the project. Discussion regarding road design timeline favored an August completion for the first phase. C and S will be invited to the next Business Park Committee meeting. Bebeau inquired about the Town of Eileen’s role. At the previous meeting Town officials explained that State Farm is an all-season road. Town Officials also agreed to take over the Business Park Road maintenance once completed. In the interim, KV Tech will use the access road in front of the town hall for light traffic but use the Business Park Farm Road for heavy equipment work. Item 5 and 6: Discussion regarding marketing of the Business Park. Sandstrom noted that Brian Hanson with APEX will be listing the Business Park on the MEGA SITE listing for Business Parks with over 100 acres. The Committee was also supportive of a press release and marketing campaign promoting the site. This will be added to the next agenda. Key topics to include in a press release • Land Available • Highway Access, multiple • Preliminary design completed • Affordable land, $2000 -$3500 acre • Flexible Lot sizes • Fiber optics • Natural Gas • Electric and 3 Phase • Road design in progress, construction planned for 2018 • Signage A draft press release and an invite to the local newspaper will be shared at the next meeting. Item 7. Sandstrom opened the discussion on retail planning at the Business Park with the idea this could compliment business development at the park. The committee discussed businesses that would complement current and future establishments. Between Superior Sauna, Ashland Ford and Northern Clearing there are a lot of full time employees in the area, not including customer visits. Item 8: Business Park Tenant update: • KV TECH, sale agreement and Zoning permit in place. • Chuck: $1000 investment back on sign. KV TECH inquiry • Signage Covenant discussed • Shows where the Business Park could be promoted. o Wisconsin Dairy Expo in October. o Fab Tech: Light manufacturing. • Greg Martinsen adding storage. Item 9: Plan of Action: Bebeau noted the high number of out-of-county land owners and the potential for them to move to Bayfield County permanently to site their business. A focus on these potential businesses was discussed. Abeles-Allison made a motion to identify three prospective businesses in the next three months, with a goal of one new business by May of 2018, second by Rondeau. Motion carried. Motion by Bebeau to direct $2000 of the marketing budget to court second home owners with a direct marketing piece. Funding to include both mailing and product development costs, seconded by, Bohl. Motion carried. A draft will be brought back at the next meeting. Next meeting June 21, 1:30. Meeting adjourned at 3:00pm
