HomeMy WebLinkAboutAd Hoc Business Park Planning Committee - Minutes - 8/2/2017 Minutes of the Bayfield County Ad Hoc Business Park Planning Committee Meeting 1:30pm, Wednesday, August 2, 2017 Business Park, Ashland, WI Members Participating: Scottie Sandstrom, Mark Abeles-Allison, Brett Rondeau, Preston Mikula, Leo Carlson, Members Excused: Mike Bebeau Others Attending: Steve Schraufnagel; Tony Johanik, Town of Eileen; Russ Fish, Skip Sandstrom called the meeting to order at 1:30pm PUBLIC COMMENT: None Minutes of June 21, 2017: Motion Rondeau, Carlson to approve minutes of the June 21, 2017 meeting. Motion carried. Business Park Road Design Progress: Schraufnagel and Fish with C&S Engineering provided an overview of the proposed road design options. The update includes relocation of the storm water pond to C3: Plus an alternate of future Right-of-Way. Schraufnagel noted that the drawing updates reflect every 50 feet cross section of road with cuts and fills. Beginning work on cross sections. Should do 2 more 6 foot test borings. • Look at ROW for 66 foot ROW, used to be 49.5 • Within next 10 days, front end docs, for bidding, receipting, • Prelim budget estimate: $535,000, with cul de sac plan. Addition of road would increase $717,000 ($+180,000) Paving $146,000 on cul de sac / to Hwy 137 was $200k. o Grubbing o Excavation, o Temporary culvert install / o Bayfield Electric, Transformer move 50’ • Fish reviewed: o C4: will be widened to show ditch line o Drain tiles will have cleanouts o Sub surface drainage / o Property is fairly uniform / 4 test pits verify • Schraufnagel pointed out the following: o Need to determine who is responsible for drive extensions and culverts for new businesses. o Need to know the access point and building square footage for KV Tech. Marketing Mailing Progress Report: Sandstrom reviewed the mailing and press release, 2300 mailings to go out. $1205 spent so far. New Business Development Opportunities: * Kwik trip warehouse * KOA Camping * Restaurant * Distribution Center, between MN and MI * UPS Depot, FEDEX, Freight, * Amazon * Propane * Drink Distributor * Up North Pure Dairy * Nursery greenhouse Business Park Well Test ; working to market aquaculture / pumping at 40 gallons a minute on county site / need more like 500 gallons per minute. Sandstrom to research more with Butterfield Well Drilling. USDA Rural Development Grant: This program could work. Funding is low, about $450k state wide. They favor smaller projects, less than $100k. This item to be placed on the next meeting agenda for discussion. 2018 Budget: Recommend construction this Fall or Spring. $500,000. Other considerations: Water Testing, Marketing Meeting adjourned at 2:34pm.
