All Land Use Permits expire Two (2) Years from the date of issuance if construction or use has not begun. Sanitary Permit
issuance, if required, needs to occur prior to Land Use Permit issuance. Failure to obtain a permit or starting construction without a
permit will result in penalties.
The local Town, Village, City, State or Federal agencies may also require permits. The new construction of one- & two-family
dwellings requires review and approval by the local Uniform Dwelling Code (UDC) authority. Additions and alterations to one-
and two-family dwellings may require review and approval by the UDC authority. All municipalities are required to enforce the

These calculations are REQUIRED per Wl Actmin Code NR 115.05(1)(e) and Section 13-1-32^yfi®tdQa-ZoningDepL
40(h) of the Bayfiefd County Code of Ordinances. The undersigned hereby makes application for construction,
reconstruction, expansion, replacement or relocation of any impervious surface within 300 feet of the ordinary
high water mark and agrees that all activities shall be in accordance with the requirements of the Bayfield
County Code of Ordinances and all other applicable ordinances and the laws of the State of Wisconsin.

Impervious Surface: An area that releases as runoff all or a majority of the precipitation that falls on it.
"Impen/ious surface" excludes frozen soil but includes rooftops, sidewalks, driveways, parking lots and streets
unless specifically designed, constructed and maintained to be pervious.
Calculation of Impervious Surface: Percentage of impervious surface shall be calculated by dividing the
surface area of existing and proposed impervious surfaces on the portion of a lot or parcel that is within 300
feet of the ordinary high water mark by the total surface area of the lot or parcel, multiplied by 100.
Impervious Surface Standard: Allow up to 15% impervious surface but not more than 30% impervious
surface on the portion of a lot or parcel that is within 300 feet of the ordinary high water mark. A permit can be
issued for devetopment that exceeds 15% impervious surface but not more than 30% impervious surfaces with
a mitigation plan that meets the requirements of the Bayfield County Ordinance(s).
Existing Impervious Surfaces: For existing impervious surfaces that were lawfully placed when constructed
but that do not comply with the standards in Section(s) 13-1-32(g) and Section 13-1-40(h), the property owner
may do any of the following:
a. Maintenance and repair of all impervious surfaces:
b. Replacement of existing impervious surfaces with similar surfaces within the existing building footprint;
c. Relocation or modification of existing impervious surfaces with similar or different impervious surfaces,
provided that the relocation or modification does not result in an increase in the percentage that existed
on the effective date of the county shoreland ordinance, and meets the applicable setback
requirements in Section 13-1-32.

To Whom It May Concern:
The following comments need to be addressed for your land use permit application to move forward:
1. Need completed impervious surface form and $25 review fee.
2. Need to verify setbacks. Two different site plans were submitted. Each site plan has different
setbacks.
3. Be aware that stream south of proposed development site is navigable and shoreland ordinance
applies, which means the residence and driveway have to be setback 75 feet from the Ordinary
High-water Mark (OH\VM) of the stream. Residence is setback at least 75 feet but the OHWM
meanders along the boundaries of the driveway and the driveway boundaries were not marked.
Applicant needs to mark the southern edge of the proposed driveway all along the length of the
proposed driveway so department can verify the driveway meets the 75-foot setback. If preferred,
the applicant can submit a separate land use application for the driveway placement if they wish to
proceed with the residence first.
4. Need to verify footprint of residence. Site plan indicates 90'8"x31' but field inspection
measurements were 31' on north end and 38' on south end of staked footprint.
5. Need to verify overall height of residence. Application indicates 16' but attached elevations indicate
19'6".
6. Need letter of authorization from both property owners. We have authorization from Patrick Ryan
but not Hannah Ryan.

I reviewed the application materials you submitted in December and stilt have the following comments that need
to be addressed:

Sorry for the delay related to your land use permit application to place a residence on Tax ID 36074. Attached isa
letter with comments that need to be addressed before the permit can be issued. Additionally, I attached the
application you submitted.
I completed a field inspection on November 8th and determined the stream to the south is navigable. Attached is a
map where I attempted to show measurements from the southern edge of the existing driveway to the Ordinary
High-water Mark (OHWM) of the stream.
