The subject property is zoned Residential-1 (R-1) and currently developed with two structures — a I -story dwelling with a loft and a detached two-story garage with home office and storage space on the second floor. The property owners are proposing to convert the upper floor of the existing detached garage into habitable space. There is an existing conventional septic system servicing the house and the applicants installed a second POWTS system on their property this summer to service the proposed second residence. Since the upper story of the garage is larger than 500 square feet, it exceeds the allowance for a bunkhouse and must be permitted as a second residence.
