Roger, I suggest moving the Garage have 15' from the PL to east wall of the garage. The eves will be less than 4' of overhang and the ordinance setback is measured to the closest part (eve) of the structure. Alessandro, please confirm this code interpretation. So, Roger, please let Alessandro know that you are in agreement with a 15' side yard setback. Then the Permit should be approved. Walking north, I also observed a metal post several feet south of the wetlands which I assume also marks part of the eastern property boundary. Based on my measurements, I do not believe that the project, as proposed, conforms with the zoning ordinance. Your elevation drawings indicate that the proposed structure has eves and overhangs that project beyond the 20' x 25' footprint. Do you know how far these eves project? Right now, I believe the structure is too close to the east property line (required 10 foot setback) and shed (required 5 foot setback). It appears that there is room to shift the proposed structure several feet to the west and south to make sure all setbacks are met. Please provide me with the dimensions of the overhangs and let me know how you'd like to proceed with the placement of the structure.
