All Land Use Permits expire Two (2) Years from the date of issuance if construction or use has not begun. Sanitary Permit
issuance, if required, needs to occur prior to Land Use Permit issuance. Failure to obtain a permit or starting construction without a
permit will result in penalties.
The local Town, Village, City, State or Federal agencies may also require permits. The new construction of one- & two-family
dwellings requires review and approval by the local Uniform Dwelling Code (UDC) authority. Additions and alterations to one -
and two-family dwellings may require review and approval by the UDC authority. All municipalities are required to enforce the
UDC.
If subject property is part of a Condominium Plat, applicant hereby certifies and represents that applicant has all necessary
approvals and recorded documents required to complete the project for which this permit is sought including requirements set forth
in Wisconsin statutes pertaining to condominium associations, the Declaration of the Condominium Association in which the
property is located, and all other rules, regulations and requirements pertaining to that Condominium Association.
You are responsible for complying with state and federal laws concerning construction near or on wetlands, lakes, and streams.

Impervious Surface: An area that releases as runoff all or a majority of the precipitation that falls on it.
"Impervious surface" excludes frozen soil but includes rooftops, sidewalks, driveways, parking lots and streets
unless specifically designed, constructed and maintained to be pervious.
Calculation of Impervious Surface: Percentage of impervious surface shall be calculated by dividing the
surface area of existing and proposed impervious surfaces on the portion of a lot or parcel that is within 300
feet of the ordinary high water mark by the total surface area of the lot or parcel, multiplied by 100.
Impervious Surface Standard: Allow up to 15% impervious surface but not more than 30% impervious
surface on the portion of a lot or parcel that is within 300 feet of the ordinary high water mark. A permit can be
issued for development that exceeds 15% impervious surface but not more than 30% impervious surfaces with
a mitigation plan that meets the requirements of the Bayfield County Ordinance(s).
Existing Impervious Surfaces: For existing impervious surfaces that were lawfully placed when constructed
but that do not comply with the standards in Section(s) 13-1-32(g) and Section 13-140(h), the property owner
may do any of the following:

Hi Emily,
The room is only 14' wide. By the time the staircase gets up to the second level and with the sloped
ceilings (see section view) it makes for an extremely tight squeeze even to fit a smaller door in there,
which is why we were/are reluctant to do it since it will make for an awkward and less user-friendly

The bunkhouse room is now approximately 367 sq ft. Dimensions 27'-2" long by 14' wide, minus 2' x
6-5 1/2" for where that wall/door for the added entry hallway bumps out into the bunkhouse room.
The storage room will be reduced to about 170 sq ft with the addition of that entry hallway room.

Enclosed dwelling spaces require their own separate ingress/egress (entry/exit).
If a landowner wants to build a residential structure on their property that does not meet the definition
of a bunkhouse, there are a few options.

second dwelling is permitted. The second dwelling must be constructed in a location that meets all
setbacks if the lot is ever split.

These are good questions. I'll do my best to clarify, but please feel free to follow-up with additional
questions.
If a garage has an upstairs and the upstairs is split between storage space and a bunkhouse, each area
must be fully separate and have its own entrance. Some potentials ways to accomplish this are:
-You can have a shared stairway and upstairs landing that has 2 doors: 1 door to the storage area and 1
door to the bunkhouse
-You can have separate stairways for each area (one stairway with a landing and door the storage area,
and one stairway with a landing and door to the bunkhouse)
Another option would be to not have a storage area upstairs and to just have a bunkhouse in the
upstairs.
For all of these options, the maximum amount of square footage for a bunkhouse is 500 square feet,
regardless of ceiling height. Our department includes closets in this square footage —they are not
counted separately.

Hi Emily,
Just to be sure I understand fully ... in addition to the existing fire -rated door that is shown at the top of
the stairs, would adding one wall with a door to separate the storage area suffice, or are you saying
that there would have to be two walls and two additional doors (one for each side)?
Due to various design constraints, particularly the sloped ceiling, neither would be desirable options,
would add cost, and depending on how configured may result in wasted space.
Alternatively, would we be able to just have the entire upper level be permitted as bunkhouse and not
have to mess with trying to cram the additional wall(s) and door(s) in there?
The footprint of the upstairs is 590 sq ft; however, widely recognized standards such as American
National Standards Institute (ANSI) and National Association of Realtors (NAR) only recognize the area
where the ceiling height is at least 5ft or greater as finished space. About 55 sq ft of the upstairs is less
than 5ft ceiling height. So, if we were to add a storage closet that is at least 35 sq ft, that would get us
to 500 sq ft for the bunkhouse. Would that be an option?

require a bunkhouse in an upstairs area to have it's own separate entrance from any upstairs storage
space and for there to be a full, solid wall separating the upstairs storage space and the bunkhouse. To

separate entrance from the upstairs storage space.
