This is not a livable space or a second floor, and will not be any different from an attic access space with or without a pull down ladder. Why is this considered square footage? If I sold the house it would not be considered square footage but rather an attic. Please remove the $88 from the amount due. I apologize that these are light. I did add outside wall dimensions. The house/ garage is 40 ft wide x 98 ft long. The stairs in the garage are to access a storage area only.
