All Land Use Permits expire Two (2) Years from the date of issuance if construction or use has not begun. Sanitary permit
issuance, if required, needs to occur prior to Land Use Permit issuance. Failure to obtain a permit or starting construction without a
permit will result in penalties.
The local Town, Village, City, State or Federal agencies may also require permits. The new construction of one- & two-family
dwellings requires review and approval by the local Uniform Dwelling Code (UDC) authority. Additions and alterations to one -
and two-family dwellings may require review and approval by the UDC authority. All municipalities are required to enforce the
UDC.
If subject property is part of a Condominium Plat, applicant hereby certifies and represents that applicant has all necessary
approvals and recorded documents required to complete the project for which this permit is sought including requirements set forth
in Wisconsin statutes pertaining to condominium associations, the Declaration of the Condominium Association in which the
property is located, and all other rules, regulations and requirements pertaining to that Condominium Association.
You are responsible for complying with state and federal laws concerning construction near or on wetlands, lakes, and streams.
Wetlands that are not associated with open water can be difficult to identify. Failure to comply may result in removal or
modification of construction that violates the law or other penalties or costs. For more information, visit the Department of Natural
Resources wetlands identification web page, dnr.wi.aovdtopic'wedands, or contact a Department of Natural Resources service
center (715)685-2900.

Proposed Land Use Description Planning and Zoning Agency
Current Status
The lot is a total of 14.4 acres on the shore of Diamond Lake. There is 418 feet of shoreline. A significant
portion of the property (approximately 9 acres) is Undelineated Wetland, including about 100 feet of the
shoreline.
Access to the property from Twin Pines Ln is via a gravel driveway that partially uses an easement (per
CSM #1207).
There is one permanent building currently on the property — an unconditioned garage. It is located over
400 feet from the shoreline, approximately 120 feet from the nearest property line, and approximately 110
feet from the edge of the wetland. The garage has a concrete floor and is about 1,400 square feet in size.
Access to the garage is via a pervious gravel driveway.
The other structures currently on the property include the shell of an old log cabin and a newer shed.
They are both on Lot 1. The shed was purchased preassembled from Northwood in Cable WI. It sits 10
feet from the property line and 100 feet from the shoreline. This shed structure is portable (sitting on a
pervious bed of pea rock), and could be moved if needed.
Proposed Use Summary
The old log cabin will be demolished. It currently sits on a concrete slab, which will be removed and
replaced by a pervious patio. There was an old septic system that served this cabin — it will be properly
decommissioned as part of the project. Water for the old cabin was provided from a connection to the
neighbor's well (who previously owned the property) — that line has been disconnected.
A New Residence is proposed as noted in the attached documents. It will be located 75 feet from the
shoreline (at the closest point), 45 feet from the property line and about 125 feet from the approximate
edge of the wetland. This house will have a new well, septic tank and drainfield.
The attached Plot Plan has locations for the well and septic noted. The septic tank is 20 feet away from
the building, and the drainfield is at least 55 feet from the building. The closest any septic element will be
to a property line is about 100 feet. The well will be 105 feet away from the septic field and 65 feet away
from the septic tank.
No vegetation will be removed within the 35 ft Vegetative Buffer Zone. There are existing pervious
pathways that will be retained for lake access.
All buildings will have electricity except the small portable shed. There is an existing electric service near
the property line with underground service provided to the garage. This service will be extended (via
underground lines) to the new house. Internet service will be provided via underground fiber optic cable.

Impervious Surface: An area that releases as runoff all or a majority of the precipitation that falls on it.
"Impervious surface" excludes frozen soil but includes rooftops, sidewalks, driveways, parking lots and streets
unless specifically designed, constructed and maintained to be pervious.
Calculation of Impervious Surface: Percentage of impervious surface shall be calculated by dividing the
surface area of existing and proposed impervious surfaces on the portion of a lot or parcel that is within 300
feet of the ordinary high water mark by the total surface area of the lot or parcel, multiplied by 100.
Impervious Surface Standard: Allow up to 15% impervious surface but not more than 30% impervious
surface on the portion of a lot or parcel that is within 300 feet of the ordinary high water mark. A permit can be
issued for development that exceeds 15% impervious surface but not more than 30% impervious surfaces with
a mitigation plan that meets the requirements of the Bayfield County Ordinance(s).
Existing Impervious Surfaces: For existing impervious surfaces that were lawfully placed when constructed
but that do not comply with the standards in Section(s) 13-1-32(g) and Section 13-1-40(h), the property owner
may do any of the following:
