After consideration of our options that you provided us I think we will have to go with option #3, which is to submit a Land Use Permit to change one of the listed bunkhouses to a shed, which is what we have been using it for already. I can work on that permit this weekend and submit electronically. For option #1 would that $110,300 include just the cost of the garage and main cabin addition construction? Or would that be all improvements? For instance we had planned on remodeling the inside with newflooring, kitchen, new windows etc. It would be for all improvements. So new flooring, windows, kitchen etc. would all be included. Option #2 sounds like it would be difficult to obtain. We do have two different parcels, but I am assuming it is just the parcel that the current cabin is located on, correct(Lot 6)1 agree that it looks challengingwith the property you have but I wanted you to be aware of all options. It would need to be on the same parcel. For option #3 we currently only use one of the structures as a bunkhouse and the other is storage presently. So because this is listed as a bunkhouse through the county we would need to submit a land use application for change of use basically stating we aren't using that one as a bunkhouse? With this option there would be no cap on the amount of money we would be able to use for renovations/additions? The Land Use Permit application you submitted list two bunkhouses. I also found a survey from 2000 linked to our County GIS map that shows the two structures you listed as bunkhouses as cabins. It also lists the building you listed as a shop as a cabin. When reviewing your application, I assumed it was more up to date than the survey, but is still shows two bunkhouses. If you submit a Land Use Permit application to change the use of a bunkhouse to storage, the property would be conforming when the permit was approved. For that process, I would need to do a walkthrough of the bunkhouse that is being converted to storage to ensure it's not habitable. I would also need to do a walkthrough of the other bunkhouse to make sure it meets our criteria. Assuming everything looked good, I could approve the change of use for the structure, and then I could go forward with approving the Land Use permit applications for the addition and garage since the use would be conforming. First, please let me know the square footage of the driveway and parking area so I can add that to the impervious surface form. Second, because you have 3 habitable buildings on your property, your property is considered a "non -conforming use." Essentially, the cabins are all grandfathered in because they were built before the town adopted zoning, but they would not be allowed under our current ordinances a Conditional Use Permit for a Multi Unit Development. Non -conforming uses are legal, but there are limits to expansion of the use (which includes repairs, additions, expansions, etc). You have a few options: (c) Non-Shoreland Nonconforming Uses. (A)7131/2012) (1) Burden of Proof. A property owner claiming a nonconforming use and exemption from application regulations shall prove by a preponderance of the evidence that: a. The use was legally established. b. The use predated zoning provisions with which it does not comply. c. The use was active and actual prior to adoption of such provisions and not merely casual and occasional or incidental to the principal use of the property in which case no vested right to continue use shall have been acquired. (2) Prohibited Expansion. The alteration of, or addition to, or repair in excess of fifty percent (50%) of the assessed value of any non-shoreland existing building, premises, structure or fixture for the purpose of carrying on a nonconforming use is prohibited. (see Sec. 59.69 (10) (am) Wis. Stats.) This will get recorded on an affidavit and it will show the cost of the current work and the amount remaining. On our public tax records, it shows the assessed value of $220,600, so $110,300 is the limit of all total future expansions: Li Property Assessment Updated: 5130/2023 2026 Assessment Detail Code Acres Land Imp. This means for each of the proposed units, there must be 30,000 square feet of open space. This open space cannot include buildings (dwellings, garages, etc.) or driveways or parking areas, or sanitary (septic) systems, etc. Asa quick and approximate way to determine how much space is needed fora MUD, our department usually doubles the value of 30,000, which comes to 60,000 square feet. This number can safely accommodate 30,000 square feet of open space and any development associated with the unit. If you get a CUP for a Multi Unit Development, the use would be conforming. O During my site visit forthe application, I would need to see inside the bunkhouse being changed to a storage shed to make sure there are no longer signs of habitable space (no beds, kitchen areas etc.). I would also need to do a walkthrough of the existing bunkhouse to make sure it meets our current bunkhouse requirements: (4x) Bunkhouse/Guest Quarters. A residential accessory structure or part of a residential accessory structure with or without plumbing which is used as temporary sleeping quarters only; no cooking or food preparation facilities; and no greater than 500 sq. ft. of enclosed dwelling space. (®)12/1612009): (A)10/26(2010) If everything looked good during my site visit, then I would approve the Change of Use application. Like option #2, this would mean the property is now a conforming use. In summary, please let me know the square footage of the driveway and which of the other options you want to move forward with. Then I can share more details on what the next steps are. If you have questions about the options, just let me know! Feel free to follow-up by email or phone. I'm happy to provide more information.
